Flooring Today serves Basking Ridge homeowners across the heart of Bernards Township — from the historic Olde Mill section near Lyons Road to the newer custom builds along Lord Stirling Park, the established Colonials off South Maple Avenue, and the corporate-executive estates around Pluckemin and the Liberty Corner border. Most of the homes we install in 07920 fall into one of three categories: classic center-hall Colonials built between the late 1980s and early 2000s with engineered hardwood ready for refinishing, larger custom homes (4,500+ sq ft) where the original builder-grade red oak no longer matches the design direction, and historic 19th-century farmhouses where original pine subfloors still hide under decades of carpet.


What that mix means for flooring is simple: Basking Ridge homeowners almost always upgrade rather than replace like-for-like. Builder-grade ¾-inch red oak gets refinished with a custom darker stain (Bona Drifast Provincial and Jacobean are our most-asked colors here) or pulled and replaced entirely with 7-inch wide-plank white oak — typically engineered with a thicker wear layer for the in-floor radiant systems common in newer Pluckemin Road builds. Hand-scraped European oak with a wire-brushed finish is a recurring request from the homes around The Hills development, where buyers want the look of reclaimed barn wood without the gaps or maintenance.


For the kitchens and mudrooms — and Basking Ridge homes almost always have a true mudroom off a three-car garage — we lean on Coretec Pro Plus and Shaw Floorté Pro in oak visuals that match the main living areas, so the transition reads as one continuous floor instead of an obvious "this is the wet zone" tile change. Several of the older Colonials we've installed in have hand-cut stair stringers that need custom-milled treads and risers; we do that work in-house rather than splicing in stock parts.


Refinishing-wise, the homes around the Basking Ridge train station and along Childs Road tend to have the original site-finished oak from the original construction era, which has held up beautifully but is now seeing its second or third sanding. We use a three-pass approach — 36-grit, 60-grit, 100-grit — followed by a water-popping step before staining, which is what gives the floor that deep, even color rather than a blotchy finish where the boards drank stain unevenly. Two coats of Bona Traffic HD on top, and the floor will outlast the next mortgage.


Carpet is still strong in Basking Ridge upstairs — Mohawk SmartStrand on bedroom levels and stairs is our most-installed product here because families with young kids and dogs need something that handles spills, and the wool-look polyester options have come a long way visually. Custom-bound wool runners on the main staircase, sourced from Stark or Stanton, are another common ask in the higher-end Pluckemin estates.
